Hong Kong is well known as Oriental Pearl and Central is the most prominent place of Hong Kong island, famous for its burgeoning luxury business area. It is indeed an international financial hub, surrounded by skyscrapers, luxury malls and commercial building. Central are always crowed with people and vehicles during normal working hours from 09:00 – 18:00. Therefore, strict controls on construction works are implemented in this densely populated district to minimize the nuisances caused to the public and to prevent damages to the vicinity.

 

One of the most challenging factors for construction in Central would be the overall time management – how could you absorb all the stringent requirements imposed by different parties in the short contract period. Central is a restricted area for both concreting, loading and unloading. Thus, special arrangement like deferring the concreting works at lower floors to facilitate the concreting process as well as control on road traffic and pedestrian would be required.

 

Environmental pollution, which includes noise and discharge of waste water etc., are highly concerned in Central. Due care shall be exerted during the whole construction process and extra time shall be allowed for the application of different permits. There may also be some unforeseeable problems in dealing with connection of utilities leading to the new building such as discrepancies between the as-built drawings and the existing condition, which increase the difficulties for the lead-in works and eventually extends the completion time.

 

In this talk, Ir Lo will brief the background and challenges for the construction works in Central commercial area.
