Property management services, traditionally a labor-intensive industry, need to embrace cutting-edge technology to efficiently meet the growing demands of users in the era of digitalization. This involves transforming the industry from business, process, and organizational aspects into a technology-oriented property service. To illustrate this transformation and provide practical insights, PFMD is going to organize a one-day visit to Shenzhen. The aim of this visit is to showcase how innovative technologies in Greater Bay Area are being integrated into property management, allowing participants to observe firsthand the benefits and processes involved in this digital shift. This visit is supported by the Shenzhen Property Management Association, and senior management from the properties listed below will accompany participants and introduce the facilities during the visit.

 

The tentative itinerary is as follows:-

1. Gathering time at 08:15 am at Kowloon Tong MTR Station. Exit E;

2. Dismissal time at 18:00 pm at Futian Port.

Successful applicant will receive finalized itinerary one week before the visit.

 

*Fees include

  • a tour guide from travel agency;
  • transportation for Kowloon Tong MTRC to Shenzhen Bay Port;
  • transportation in Shenzhen; 
  • lunch;
  • HK$100,000 travel insurance and HK$3,000 travel medical insurance.

Morning Session:

1.万物云深圳坂田蝶城

  • Property Management: Vanke Service
  • Butterfly City ("蝶城", officially "萬物云街道") is an initiative that creates a service circle using a street as a unit. The core of the initiative is managed projects with a service radius of 20-30 minutes' walking distance for employees. It allows for shared property service personnel within Butterfly City, leading to quick internal response capabilities.
  • In the Bantian Sub-district of Shenzhen, Vanke Service oversees:
    • 11 residential property service projects and 7 property and facility management projects.
    • These projects collectively serve 22,727 households. This service scope represents 36.1% of the total households in Bantian.

2. 星河COCO Park

  • Property Management: Shenzhen Galaxy Commercial Property Co.,Ltd;
  • The Shenzhen Futian COCO Park (North Area) is China's first commercial property to implement the "park-like scenario shopping center" concept. It has become a prominent commercial symbol of the Shenzhen Central Business District;
  • The "COCO Park" brand was ranked fourth in the "2019 Top 10 Brand Value of China Commercial Real Estate Projects" by the China Real Estate Top 10 Research Group;
  • The main building features:
    • Five floors of retail and leisure space.
    • 12 foldable inner streets for a diverse shopping experience.
    • Eight naturally lit atriums, enhancing the shopping ambiance.
    • An approximately 6,000 square meter sunken outdoor plaza for events and social gatherings.

3. CFC长富金茂大厦

  • Property Management: Fantasia International Property
  • The China Front Centre & Chang Fu Centre is a forefront of the urban skyline between Shenzhen and Hong Kong. It serves as an important strategic platform for the international development of enterprises.
  • The project was officially completed and occupied in 2016, with a 68-story main building that stands 303 meters tall and a 17-story annex building. The facade adopts hollow double-silver Low-E ultra-white tempered glass curtain walls..
  • This material is also widely used in nationally representative buildings such as Beijing’s "Bird's Nest" and the "Water Cube".

  3. Successful registrants will not receive an email confirmation and the event details UNLESS completing the Declaration Form and payment. Once the reservation is made, the reservation fee is non-refundable.
  4. All participating members shall arrange their own transport to the assemble point.
  5. Although HKIS will provide insurance coverage for participants, members may wish to consider additional personal insurance for any supplementary risks.
  6. Latecomers will NOT be picked up and will NOT be allowed to join the visit.
